1) AK Architectural (AKA) will be employed to produce Planning Permission, Lawful Development, and Building Regulations Drawings only. All stated dimensions on your drawings are approximate and are to be verified on site and AKA is to be notified if any discrepancies are detected during building work.
2) All drawings are to be fully checked and approved by a Building Control Officer as part of a Full Plans Building Regulations Application before construction begins. Where building work has commenced with a Building Notice Application, it will be the clients and their builder’s responsibility to ensure the work is carried out in accordance with building control and that the inspections are carried out at the correct stages.
3) There is a £75 fee for the initial design survey or a site meeting. If we carry out a design survey or meeting with you but you do not end up proceeding with the Architectural Drawings from us, this fee will be retained by AKA.
4) If you decide to proceed with our services, 50% of the quoted charge will need to be paid up front.
5) AKA is not responsible for any building work carried out on site.
6) If so requested, for additional £50, AKA will act as an agent for the planning permission. AKA will submit your Local Authority applications and act as Agent on clients behalf.
7) AKA offer its opinions with the best of intentions and knowledge. Granting of planning permissions sits solely with the Planning Authority. Therefore its should not be taken for granted that all applications will be approved. The below point is a recommended approach.
8) AKA’s recommendation is that a Pre-app advice application is sought before the submission of the full planning application. There is an additional cost to the local authority planning department but it provides more certainty of what is allowed and what is not. It potentially saves the client cost, if the planning application likely to be refused. All planning application fees are over and above the AKA’s charges, as they are directly paid to the Local Authority.
9) AKA will perform three full rounds of drawing amendments included in your original quoted price. Each round may have an unlimited amount of change requests. Any additional rounds of amending will be charged at £150 incl. VAT.
10) Finalised Hard copies or PDF files of your drawings will not be released to you until full payment has been received for the work completed.
11) CAD files (ie. dwg, dxf, dwt, dws, etc) is the intellectual property of AKA and will not be released. Unless otherwise agreed, a royalty free issue can be purchased for a fee of £200 (payable to AKA).
12) AKA will not cover the costs of any additional reports or the hiring of additional professionals such as structural engineer if requested or recommended by your Local Authority.
13) If you cancel or abort or sigfnicantly alter your project for any reason after we have already carried out drafting work, you will be required to pay the fee an amount directly proportionate to the amount of drafting work we have completed i.e. If we have already produced the full set of drawings, than the full agreed fee is payable. If you decide you want to alter your project which requires a new set of drawings than a new fee proposal will be issued on top of the works already carried out.
14) Your initial deposit payment and submission of your email address will be taken as your acceptance of these terms. In the unlikely event that you have paid extra for a faster project turnaround and the deadline is not met, AKA will refund the additional funds. The quoted 14 day standard turnaround is almost always met but due to potential unforseen circumstances cannot be guaranteed.
15) We do not include structural engineers calculations in your quote. We will not cover any additional costs incurred for additional drawings/calculations for structural beams and engineered foundations (raft/pile/sheet/deep trench), or any other engineer requirements.
16) Build over agreements from your local sewage company must be sought by client if required, in most cases your building control team would advise you on this or you can contact them directly.
17) Building Control applications are generally made by the builder, as they would have contacts or preferred Building Inspectors who they regularly work with. That way the stage inspections can be arranged directly.
18) AKA can make a Building Control application on the clients behalf for £50. This is for application only and does not include any necessary Building Regulations drawings, Nor will AKA manage the building inspection and completion process.
19) In some cases building control may require structural calculations for any steel structure or engineered foundations. AK Architectural currently does not offer this service. Therefore client will need to appoint their own structural engineer.
20) AKA does not offer project management.
